Reduction in Property Transfer Fees - for a limited time only!

Great news for home and condo buyers in Chiang Mai!
 
To help stimulate the real estate market in Thailand, the government as reduced property transfer fees for houses and condos from 2% to 0.01% for the next 6 months (29th October 2015-29th April 2016). 
 
This reduction does not apply to land purchases.
 
If you're planning to buy a house or condo in Chiang Mai, these six months would be a great time to do it!

Vacant Property Care - Home check service for owners who are away from their homes

Vacant Property Care (VPC) Home Check is a service that offers peace of mind to property owners and tenants that are away from their homes, condominiums or investment properties for extended periods.

Home Check will regularly visit, inspect and report on the status both indoors and out of your vacant property.
 
These checks will not only show a regular presence but notify you earlier of break-ins, squatters, fire damage, flooding or other maintenance issues, including vermin and insect infestations.
 
The early detection and removal of rats, ants and termites is especially important.
 
VPC checks and reports not only offer earlier detection but as an added service, where possible, we will address problems while you are away, using only maintenance or service contacts that you approve or recommend. 

VPC will take photos and make a report with each and every visit, even when no problem is found, and send them to you.

Registration of Foreign Tenants with Thai Immigration

Landlords are required by law to register foreign tenants within 24 hours of the tenant moving into the property. 
 
After the recent bombing in Bangkok, the government will enforce this law more strictly.

How to register / report  your foreign tenant: 
 
  1. Take the required documents in person to an immigration office.
  2. If you don't live near an immigration office, you can send the forms by post.
  3. You can also register and report on-line at http://extranet.immigration.go.th . Some clients do report to us that the website doesn't work very well!
